The Turnkey Model and Process

It means complete delegation. You make the aesthetic and layout decisions; we take care of 100% of the technical, bureaucratic, and logistical execution. The property is delivered with luxury European furniture, décor, configured home automation systems, and mature gardens. Your only task upon delivery is to enjoy it.

Construction is estimated to take 24 months. No. There will be a single senior point of contact — CEO Paulo Ribeiro or a direct delegate. Envisquantis manages all teams (architecture, engineering, landscaping, home automation) internally. Its communication is centralized, confidential, and efficient.ficiente.

Absolutely. However, it’s not necessary. We provide regular executive reports with photographic and video documentation of progress. On-site visits are arranged with complete privacy and security whenever you wish.

Before making a selection, ENVISQUANTIS presents only plots of land whose urban planning viability has been previously analyzed for Casa PORTUCALE. The options presented meet the criteria of area, site plan, privacy, and integration defined for the project. The selected plot is then confirmed in the final documentation of the transaction, after the necessary final verifications.

A private house of that value, no—and it would be easy to imply otherwise. What we built were more than 130 public works projects, up to 12 million euros each, under the inspection regime that the Portuguese State applies to schools, roads, and infrastructure.

That’s a more demanding standard than luxury residential, no less. A private client might accept a compromise; a public works inspector cannot, and does not accept.

The honest answer is that no contract makes this risk zero, and anyone who tells you otherwise should worry you.

What the structure does is keep your position always ahead of ours. The initial deposit never reaches our accounts: it remains in the escrow account, under irrevocable instructions, and is only released to us against the defined milestone documents. Until then, the money is economically yours, and so is the interest.

If we fail to purchase the land and there is no agreement on a replacement, the contract automatically terminates and everything is returned to you within five business days, without penalty to anyone.

Once the land is purchased and the license is issued, the promise is registered with real effect and a mortgage is established on the land in your favor. And 5% of the price is retained twelve months after we hand over the keys to you.

Your lawyer should read all of this before signing anything, and we send the drafts before they ask for them.

Because the land is up for grabs, and because a single-story house with this layout eliminates almost all available plots in Portugal.

We have a portfolio of plots under constant evaluation, each filtered first by a single question: whether a local authority permits a 2,720 m² building footprint on a single floor. That’s the real constraint, and that’s why this house doesn’t land just anywhere with a view.

When there’s serious interest, we present a shortlist that matches what you’re looking for: coast or inland, distance from Lisbon, privacy, access. The project is then adapted to the chosen plot, and the purchase is made by us, in our own name.

Financial Transparency and Risk

The total value is fixed according to the terms of the CPCV (Preliminary Purchase and Sale Agreement), subject only to the revision situations expressly provided for therein.| There are no administration fees or price revisions: the risk of execution, fluctuations in material prices, and supplier delays is assumed by Envisquantis under the terms of the contract, which provides for legally admissible force majeure situations. | Changes in value only occur due to modifications requested by the client, quantified and approved in writing.

The investment is divided into six installments over approximately 32 months: 20% upon signing the preliminary contract, 20% after obtaining municipal approval, 20% upon completion of construction, 20% at the start of finishing and furnishing work, 15% upon signing the final deed, and 5% retained as a guarantee for 12 months after delivery of the keys. The initial deposit is €10,200,000, of which €1,500,000 is the down payment. Subsequent payments will be made in line with documented project milestones.

All funds are held in a separate bank account dedicated exclusively to your project. Payments are only released after the proven completion of each phase. The protection of your capital is based on three pillars: a payment structure in installments (85% of the value is paid after each completed phase), construction and liability insurance appropriate to the project, and the provision for deposit, guarantees, and retention mechanisms.

The 51,000,000€ includes the land and the taxes and fees associated with its acquisition, as well as the project, licensing, construction, finishing, automation, landscaping, furniture, and decoration. | We offer premium off-market land in the most exclusive regions of Portugal, and the acquisition is made by us, in our own name, with the cost covered through an escrow account. | The buyer is only responsible for the charges that the law always assigns to them upon final transfer: IMT (Property Transfer Tax), Stamp Duty, deed, registrations, and their own advisors.

The design phase (Months 1-2) is exhaustive precisely to avoid late changes. If modifications are desired after the start of construction, they are evaluated for their impact on the schedule and budget, and implemented only after formal approval.

Technical Rigor and Quality

This decree establishes the mandatory content and phasing of public works projects in Portugal, replacing Decree 701-H/2008. | It is not a structural performance standard: robustness and seismic safety are determined by the Eurocodes (NP EN 1998), which apply equally to a private house. | What we gain by applying it is documentary traceability — each project phase delivered with the content, detailing, and verification required of a public work, which is rare in residential construction and allows for independent auditing at any time.

Portuguese law requires a 5-year warranty on the entire construction—finishes, installations, equipment, and building elements in general. For defects that compromise structural soundness (foundations, concrete structure, load-bearing walls), the term is 10 years. Due to our rigorous engineering forged in over 130 public works projects, the likelihood of claims is minimal. Our relationship doesn’t end there: we offer the PORTUCALE Maintenance and Conservation Contract—multi-year and renewable, with the same team that designed and built the house, guaranteed parts and technical assistance in Portugal, and written service level agreements with each supplier. | It is subscribed separately from the construction cost and can be renewed as long as the property remains in the family.
After the land is purchased, the registration and mortgage guarantees stipulated for the project are formalized; these are updated after licensing.

Yes. The PORTUCALE House has an A+ energy certification. It incorporates invisible solar collectors, high-efficiency heat pumps, extreme thermal insulation (ETICS system + rock wool) and thermal break windows, guaranteeing absolute comfort with a minimized ecological footprint.

It is an integrated “invisible” system that controls climate control, lighting, security, audio, and blinds. It is intuitive and can be controlled remotely. The system is commissioned and thoroughly tested before delivery, and our team guarantees its ongoing maintenance.

Privacy, Security and Isolation

Privacy is our fundamental principle. We have signed strict NDAs (Non-Disclosure Agreements). We do not use your property for marketing purposes without your express authorization. Your identity is protected in all interactions with suppliers and municipal entities.

The PORTUCALE House includes, in its basic program: perimeter with detection, high-resolution video surveillance on professional VMS, grade 3 intrusion control panel (EN 50131), pivoting armored doors, accessible openings with RC3 anti-intrusion class (RC4 in the Master Suites and office), segmented network with cybersecurity plan, and concealed safe room with autonomous ventilation, redundant communications and its own emergency power supply. | Safe room is no longer an option: in this segment it is a basic component.

Yes. Acoustic performance is specified in numbers and verified by in-situ testing before delivery: DnT,w ≥ 55 dB between suites and between suites and social areas; DnT,w ≥ 62 dB around the cinema room; L’nT,w ≤ 50 dB of impact noise on floors; NR 25 in bedrooms and NR 20 in the cinema. | We prefer to give you values ​​that you can demand and measure rather than promising absolute silence, which no one can guarantee.

Yes. The design of Casa PORTUCALE includes an attached house dedicated to the resident staff, with completely independent circulation from the family’s private areas. It includes staff bedrooms, a support kitchen, and laundry facilities. The staff can operate the property completely invisibly—the family never crosses paths with the service teams in their private areas.

Depending on the chosen plot and local aeronautical restrictions (ANAC and controlled airspace), the landscaping project can be adapted to include a discreet private helipad. Feasibility is assessed on a case-by-case basis after site selection.

Legacy Preservation and After-Sales Service

A €51M property is a complex organism. Instead of searching for technicians for pools, home automation, or HVAC, Envisquantis provides a dedicated team that performs ongoing preventive and corrective maintenance. During the warranty period (5 years overall / 10 years structure), any construction defects are repaired free of charge. After this period, maintenance service is still available as a dedicated contract, separate from the construction cost. We build; we preserve.

Our “Property Management” service ensures that the house is lively and well-maintained in your absence. Climate control maintained, gardens tended, systems tested. When you return, the house will be exactly as you left it, with the ideal temperature and the pantry stocked, if you wish.

Our interior design team remains at your disposal. Because we understand the structural and technological origins of the house, any future updates (design, art, technology) are executed with the same precision and without risk of damaging the existing infrastructure.
